Terms of service
SINGLE-BUILD HOUSE PLAN LICENSE AGREEMENT
By checking the box and completing your purchase, you (“Licensee,” “you”) agree to this License Agreement with [YOUR LEGAL NAME / BUSINESS NAME] (“Licensor,” “we,” “us”). If you do not agree, do not buy or download the files.
1. What you are buying
You are buying a limited license to use the purchased house plan package (the “Materials”), not ownership of the design or the files.
“Materials” means everything we deliver for that plan, in any format, including without limitation:
- PDF construction drawings and printable sheets
- CAD files (including DWG, DXF, and similar)
- BIM / model files (including RVT, RFA, IFC, and similar)
- 3D or modeling files (including SKP, OBJ, FBX, GLB, 3DS, and similar)
- image and graphic files (including JPG, PNG, TIF, SVG, and similar)
- spreadsheets, schedules, and takeoff lists (including XLSX, CSV, and similar)
- written specs or notes (including DOC, DOCX, TXT, RTF, and similar)
- any ZIP or other archive containing the above
- any printed sets we ship
- any update, revision, or replacement file we later send for the same purchase
We keep all copyright and other intellectual property rights in the design and in every file.
2. Single-build license only
Subject to full payment and this Agreement, we grant you a non-exclusive, non-transferable, non-sublicensable license to:
- construct one (1) single-family dwelling from the Materials at one (1) street address / legal parcel;
- download, store, and print the Materials as reasonably needed for that one project (builder, subcontractors, lender, designer, engineer, and building department);
- email or otherwise share the Materials only with professionals working on that one project;
- open CAD, BIM, or 3D files in compatible software for coordination, printing, and minor project-specific edits for that one project;
- make mark-ups, redlines, or limited edits needed for field conditions and local code comments on that one project.
This license does not allow a second house, a spec-home repeat, construction on a second lot, or reuse of the digital files for any other project.
3. Electronic files — extra rules
CAD, BIM, 3D, and other editable files, if included, are licensed only for the same single build. They do not give you ownership of the design or the right to resell, republish, or reuse the model.
You may not:
- strip, unlock, or remove passwords, watermarks, title blocks, copyright notices, or metadata;
- extract symbols, families, blocks, details, or 3D assets to build a separate content library;
- upload the files to public CAD/BIM libraries, marketplaces, torrent/file-share sites, or AI training sets;
- convert the files into a new plan product, kit, or template for sale or public distribution;
- claim authorship of the drawings or model.
If we deliver PDF only, you have no right to demand CAD/BIM unless that format was purchased.
4. What you may not do
You may not:
- build more than one dwelling from the Materials;
- sell, give, assign, rent, or transfer the Materials or this license;
- post the Materials on the internet except private transmittal to your project team;
- sell copies, prints, PDFs, CAD, BIM, or 3D files to anyone else;
- use the Materials for multifamily or commercial work unless we agree in writing.
A modified file is still our copyrighted work. You may not sell or reuse the modified design.
5. Additional builds
A second dwelling requires another single-build license or a separate multi-build license purchased from us before that work starts.
6. Local codes, permits, and professional review
The Materials are a general residential design package. They are not site-specific and are not sealed by a licensed architect or engineer for your jurisdiction.
You are solely responsible for lot fit, zoning, soils, snow/wind/seismic, flood, wildfire, energy, and accessibility rules; for hiring a local licensed professional if a stamp or calculations are required; and for all permits. We do not promise any building department will accept the Materials as submitted.
7. No architect–client relationship
Purchase does not make us your architect, engineer, or construction administrator. Do not describe us as an “architect” unless we are licensed as such and have agreed in writing to provide stamped services.
8. Modifications
Edits are allowed only for the one licensed project. Structural and code changes should be made by a qualified licensed professional. We are not liable for post-purchase modifications. Our name and copyright notice must remain on copies and derivative sheets used for that project.
9. Delivery
Electronic files are delivered by download, email, or file link after payment. Printed sets, if purchased, do not expand this license. Access to a download link is delivery. Keep your order receipt; it is proof of the single-build license.
10. Payment and refunds
Because these are copyrighted digital goods, sales are generally final once download access is granted, except where law requires otherwise. Printed-set shipping issues are handled separately.
11. Disclaimer of warranties
THE MATERIALS ARE PROVIDED “AS IS.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not warrant that files will open in every software version, that they meet every local code, or that construction will be free of extra cost or delay.
12. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT YOU PAID US FOR THE SPECIFIC PLAN PACKAGE GIVING RISE TO THE CLAIM. We are not liable for indirect, incidental, special, consequential, software, or construction-cost damages.
13. Indemnity
You will defend and indemnify us against claims arising from your construction, modifications, permit process, site conditions, software use, or use of the Materials beyond this license.
14. Copyright enforcement
Unauthorized copying, sharing, extra builds, or file redistribution is copyright infringement and a breach of this Agreement. We may revoke the license and seek damages, injunctions, and attorney fees as allowed by law.
15. Who may buy
You represent that you are at least 18 and may bind the person or company on the order. The license is personal to the original purchaser and the one project address you designate.
16. Governing law
This Agreement is governed by the laws of the State of [YOUR STATE], without regard to conflict-of-law rules. Exclusive venue is the state or federal courts located in [YOUR COUNTY, STATE], unless applicable consumer law requires otherwise.
17. Entire agreement
This is the entire agreement for the Materials. If one section is unenforceable, the rest remains in effect.
